The University of California — Riverside retained The Pulse Group to prepare a market analysis and development plan for a planned Alumni and Visitors Center. As part our work, we undertook an evaluation of existing hospitality facilities and operations on the UCR campus, as well as examined the composition/dynamics of the campus/area as a hospitality market. Our scope of services included a comparative analysis of competitive facilities and a review local/regional dining indicators. In addition, we conducted a series of focus groups and one-on-one interviews with representatives of the key building user groups for purposes of identifying demand and utilization patterns. We also visited alumni visitor center projects nationally and developed detailed project profiles, which addressed both physical design and operations. Based on the results of our market research, we developed a concept plan for the facility including types of space and space sizes and made a series of detailed recommendations with respect to operational issues.
