SeaWorld Partners retained Pulse Group professionals to assist them in developing a master plan for an approximate 2000-acre tract surrounding SeaWorld in San Antonio, Texas. Our work involved participating as part of the development team to better understand the optimal composition of real estate products to be included in the development program. A financial model was developed so that investment returns generated from different variations in product types could be tested for financial viability. More than 20 different master plan variations were tested overall. To support the financial analysis, our work included conducting market research as to pricing, absorption and design considerations for hotels, office, retail and other types of recreational and entertainment land uses.
